For nine months out of the year, we have incredible heavenly weather that we pay for with the price of surviving hell for three months. Buying a home can be scary, a lot like buying a used car can be. As the person buying the home, we don’t know exactly what we are getting into. We don’t know how well the seller maintained the home or what expensive repair secrets the seller may be hiding. A home inspection is, of course, a fantastic way to help alleviate some of these fears but, a home inspection can’t tell you everything. When we think of large repairs, typically we think of issues related to the air conditioner, the roof, or even potentially the pool. What is often overlooked is what we can’t see − the plumbing drain system for the home. A sewer replacement can range from $5,000.00-$30,000.00 on average, and that is not something that is going to be covered by homeowner’s insurance or a home warranty.

A Home Inspection Isn’t Enough

Common things that we find when inspecting sewer lines are root intrusions, broken sewer lines, bellies in the sewer line, and sewer lines that are old and in need of replacement. While even the most excellent home inspectors can visually inspect what is obvious, they cannot see below the surface and tell you what is going on with the sewer system for the home. A camera inspection of the sewer line is the only way to know what is going on with the sewer line for the home you’re considering.

Stoppages are often a symptom of a problem

Oh, the horror stories I could share of sewer repairs and sewer replacements that we have performed within months of someone buying a new home. It is heartbreaking to me when a client has to experience this right after the stress and joy of buying a new home.  The thing that really gets me though is my belief that the sellers had to know, while I can’t prove it unless I was their plumber and had a record of the stoppages. Roots in the sewer line and broken sewer lines are not a sudden thing that happens overnight the way a leak can on a water line. Roots and breaks in the sewer line happen over a period of time and they produce a symptom that can’t be ignored – stoppages. A stoppage is rarely innocent, as they are usually a symptom of a larger problem. We have gone out for stoppages within a short period of time after a client buys a home and soon discover that they had massive roots thicker than a man’s arm. It honestly infuriates me on behalf of the buyer.
