What Is A Slab Leak? And Why You Need To Address It Immediately!

Your plumbing system is something that we always take for granted. We never think about it until a problem arises. There’s a silent threat that can wreak havoc on your property without you even realizing it – the dreaded slab leak. You may be asking yourself, what is a slab leak? Let’s delve into what exactly a slab leak is, what creates a slab leak, and why immediate attention is crucial.

A slab leak refers to a leak that occurs within the domestic water lines under the concrete foundation of a building or home. These leaks can lead to the gradual erosion of the foundation. They also pose a serious risk to the structural integrity of your home. They can cause serious structural damage because they are under pressure and can create large pockets and cavities under the foundation.

Causes of Slab Leaks

One of the primary causes of slab leaks is corrosion of the copper pipes under your slab. AI will list galvanized as an option, but galvanized pipe is not. Galvanized pipe has never been allowed under any plumbing code under foundations. This is why it’s important for humans with knowledge and experience to continue to write content lol. Over time, water quality, age and water pressure as well as the quality of pipe and the proper installation can lead to the deterioration of pipes, resulting in leaks.

Pipes are also subject to movement over the years. This movement is due to changes in soil conditions. Overtime soil conditions expand and contract from soil temperatures, soil settles and depending on the area seismic conditions. This movement can cause pipes to rub against rocks, small pebbles and sand, leading to abrasion and eventual leaks.

Improper installation of pipes can cause slab leak. When a pipe is improperly installed within the slab during construction it can create a kink and/or weak points. These kinks and weak points never regain structural strength. So over time the weak points make them susceptible to leaks over time.

High water pressure is another leading factor for slab leaks. High water pressure puts immense stress on the pipes. Water pressure that isn’t regulated can cause an influx of pressure and pressure drops. These drops and influx of pressure cause the pipe to expand and contract creating movement against the earth around it and creating agitation at any weak points in the pipe.  High water pressure causes the plumbing to weaken, as the pipes weaken they eventually develop leaks on the system.

Another and arguably the most common cause is… wait for it… regular ware and tear usage from the expansion and contraction caused be using hot water! Yup that’s right just using hot water in your home will cause the pipe to expand when it heats up and then contract again when the pipe cools back down. And just like stated earlier the pipe can rub on whatever it is sitting against. So, even if your home was plumbed perfectly and you have optimal water pressure you are not immune to the possibility of a slab leak.

Address A Slab Leak Immediately

A slab leak is a plumbing issue that you need to address immediately. If left unattended and merely put on your future repair list, a slab leak will cause extensive damage to your property.

Slab leaks can cause structural damage compromising the stability of your home’s foundation. Ignoring the issue may lead to costly repairs or even the need for foundation replacement.

Mold and mildew can occur when a slab leak is ignored. Water escaping from a slab leak can find its way up through cracks in the foundation. That water can create a damp environment, fostering the growth of mold and mildew. This not only poses health risks but also requires extensive and sometimes stressful repairs. I won’t even get started on insurance issues if it gets to that point.

Ignoring a slab leak can also create extremely high water bills. You may be accustomed to a water bill that’s reasonable, but let me promise you one thing. A slab leak ignored will create a water bill that has a comma in it due to loss of water under the foundation.

Slab leaks not addressed right away can also shorten the life span or your water heater or possibly destroy it.  Slab leaks are often on the hot side of your plumbing system. This is due to the additional stress hot lines have from constant temperature changes. With constant temperature changes and the draw on your water heater with 100% usage often puts excessive stress on the water heater. Eventually the water heater parts start failing and need replacements.  Many of our clients don’t know they have a slab leak. They don’t find out until their water heater is failing and we find the cause of the failure to be excessive usage due to a slab leak.

Signs You Have a Slab Leak

Just because a slab leak is underground doesn’t mean it will go totally unnoticeable. If you notice a spike in your water bill, this could be a sign that you have slab leak.  Paying attention to your water bill is important even if you don’t have a slab leak. Often it’s a sign that something is wrong and needs a repair.

It could be a running toilet or an irrigation valve. It could also simply be someone using more water than they should like teenagers tend too.  Keeping track of your water bill’s consistency is important to track and monitor any issues your water system may have.

Reduced Water Pressure

Reduced water pressure or water volume at your faucets or showers can also be a sign that you have a slab leak. The loss of pressure is caused by a loss of volume. This loss of volume is because the water is going to two places at once instead of just to the faucet or the shower. 

Hot Spots On Your Floor

Hot spots on your floor are also signs of a slab leak. Like I said before most slab leaks originate on the hot side. That hot water dumping under the slab makes a nice hot spot that most dogs and cats aim for as a cozy place to cuddle on. We have actually found slab leaks faster by simply asking if a pet has been laying in a new or unusual spot recently.

Damp Spots or Pooling of Water

Another sign of a slab leak is unexplained damp spots or pooling of water inside your home or outside on your property. If you suspect that you may have a slab leak, a sure way to tell if you do is to call a professional plumber. A professional plumbing company will properly diagnose the issue. Once determining that you have a slab leak it’s extremely important that you urgently address this problem. A slab leak can lead to huge costly repairs. These repairs probably could’ve been avoided, had the leak been addressed in a timely fashion.

Ensuring that your homes water quality is sound, that your homes pressure is regulated and within the recommended pressure range, are proactive approaches to preventing slab leaks, but if you have one it is essential to the longevity and structural integrity of your property to take care of it immediately.
