My Home Always Runs Out Of Hot Water… What Is Wrong With My Water Heater? 

You hop in the shower, ready to relax… and two minutes later, the hot water is gone. So let’s break down why your home might always be running out of hot water, and what you can do about it. 

Your Water Heater Might Be Too Small 

This is one of the most common reasons we see in Phoenix homes. If your household has grown (hello, teenagers!) or you’ve added a soaking tub or multi-head shower, your water heater might not be keeping up with the demand. Most standard tanks hold 40–50 gallons, but that can be drained quickly depending on your usage.  A 10-minute shower can use up to 20 gallons of hot water. Multiply that by 2–4 people, and your tank may be outmatched. Upgrading to a larger tank or switching to a tankless water heater, which provides hot water on demand might be a solution you want to consider. 

Your Dip Tube Could Be Damaged 

Not many homeowners have heard of a dip tube, but it plays a major role in how your water heater works. This long tube inside your tank pushes cold water to the bottom—where it can get heated. If it’s cracked, broken, or deteriorated (which happens more often in older units), the cold water mixes with the hot at the top of the tank, making your water lukewarm at best. 

Symptoms of a Bad Dip Tube: 

  • Hot water runs out faster than it used to 
  • Water doesn’t get as hot as before 
  • You see little white plastic bits in faucet aerators or showerheads 

What You Can Do:
If your noticing any of these symptons with your your water heater, we recommend that you call a professional plumber (like us!) to inspect and replace the dip tube if needed.  

Sediment Buildup in the Tank 

Phoenix has hard water, which means lots of minerals like calcium and magnesium. Over time, those minerals settle at the bottom of your water heater, creating a layer of sediment that blocks heat from transferring effectively. This means your tank is heating rocks before it heats your water—and that’s not efficient. 

Symptoms: 

  • Rumbling or popping noises from the tank 
  • Water that gets hot and then quickly turns cold 
  • Higher energy bills with less performance 

What You Can Do:
Flush your tank annually (or have us do it) to keep sediment at bay. We also offer water softeners to help prevent future buildup. 

Broken Heating Element (Electric Heaters Only) 

If you have an electric water heater, a failed lower heating element can leave you with inconsistent or cold water. This is usually a part that needs to be tested and replaced by a licensed plumber. 

It’s Just Getting Old 

Most water heaters last 6–10 years, depending on maintenance and water quality here in the Phoenix area. If yours is getting up there in age and isn’t delivering hot water like it used to, it may be time for a replacement. 

You’re losing hot water 

In Arizona many of our pipes are underground, if you’re running out of hot water it could be because your hot water is being used and you don’t even know it.  Slab leaks are very common in the Phoenix area with the age of our homes, water pressure and water quality.
